Integrated Project Delivery (IPD)

What is IPD?

“ Integrated practice is a holistic approach to building in which all project stakeholders and participants work in

highly collaborative relationships throughout the complete facility life cycle to achieve effective and efficient buildings.”

George Elvin, AIA “Integrated Practice in Architecture”

IPD involves an integrated team consisting of the entire project lifecycle participants, coming together early in the project process, collaborating through an open platform, where information can be shared. The IPD process is always concurrent, integrated and multi-level. Project participants are able to collectively manage and share risks, allocating them to the appropriate party who can best handle that specific risk. Project information are usually communicated digitally and virtually, via using BIM Softwares to help present and analyse the information.

According to Autodesk, the keys to IPD are as follows:

  1. To include all team members including Contractors and Facilities Managers in design meetings

  2. Establish use of BIM

  3. Encourage collaboration among all members

  4. Establish contract mechanisms that allows for open collaboration.

  5. Collaborate electronically to reduce paper usage during processes and collaboration

  6. Identify and handle clashes and conflicts between trades digitally

  7. Develop a trust-and-share culture

  8. Bring across design ideas via 3D visualization to keep all members on the same page

These are the IPD Processes used in the project:

A. Conceptualization

B. Conceptual Design

C. Detailed Design

D. Final Simulation

E. Implementation Documents

F. Construction

G. Closeout
